San Diego Run for the Hungry 5K & 10K

About: Head out for a 5K or 10K run/walk through downtown San Diego on Thanksgiving morning! The route runs through Downtown San Diego and the historic Gaslamp Quarter. You can even bring your dog—each registered dog receives a bandana and dog treats along the course! Not only that, but all proceeds go to the Jacobs & Cushman San Diego Food Bank. This is a great family activity—just choose the difficulty you’re comfortable with.

Father Joe’s Villages Annual Thanksgiving Day 5K

About: Head over to Balboa Park for a morning of fun. For morning birds, head over at 6:30 for an optional pancake breakfast and Roman Catholic Mass. Then, join the race at 7:30 and run or walk through a beautiful 5K course! Afterwards, enjoy a post-race festival with live music and a beer garden (for adults). This 5K includes both timed and untimed races, so you can challenge yourself or not! This turkey trot raises funds for the meal program at Father Joe’s Villages, which provides more than one million meals each year to people in need.

About: With races for everyone, this is a great event for the whole family. This event raises money for Oceanside non-profits.

Running of the Turkeys 10K Trail Run

About: This beautiful 10K Trail Run is a no-frills run great for active runners. With a mixture of rolling hills on wide dirt trails, as well as a water crossing, you’ll be sure to work up an appetite for Thanksgiving dinner! This event has no official entry fee, just a recommended $20 donation for Operation Rebound, a branch of the Challenged Athletes Foundation. Head out and get your blood pumping!

Fall Events in North County San Diego

San Diego sunshine means that outdoor activities continue well into the fall! From music festivals to beer gardens, there’s always plenty to do in San Diego. And, with such great year-round weather, there’s no better way to enjoy a fall weekend than to visit one of the many events being hosted around the city. Here are some of my favorite events in North County.

Birch Aquarium’s Green Flash Concert Series

When: Sept 18th

Where: Birch Aquarium, La Jolla

About: Held at the Tide Pool Plaza at the Birch Aquarium, this concert lets you enjoy live music with ocean views. Only in San Diego! Learn more here.

MCAS Miramar Air Show

When: Sept 27th- 29th

Where: Marine Corps Air Station Miramar, Miramar

About: The Miramar Air Show is a must attend, whether you’re a fan of planes or not! With performances by the US Navy Blue Angles and US Army Golden Knights, this Air Show is a breathless feat of precision and accuracy. Buy tickets on their website here.

Encinitas Oktoberfest

When: Sept 29th

Where: Mountain Vista Drive and El Camino Real, Encinitas

About: Their 24th year running, the Encinitas Oktoberfest is a great way to kick off the fall. With a traditional German band and dancers demonstrating authentic dances from the German/Alpine ethnic area, there’s plenty to do and enjoy even if you don’t like beer. Learn more here.

Carlsbad Oktoberfest

When: Oct 5th

Where: Holiday Park, Carlsbad

Carmel Valley 5K Trail, 10K and 15K

About: San Diego is known for its craft beers, and there’s no better way to enjoy them than during San Diego Beer Week. Held on the first week of November, check out the participating breweries to enjoy some of the best beers SD has to offer. If you just want to make a day of it, try the SD Beer Guild Fest in at Embarcadero Marina Park North on November 2nd or the Beer Garden at the Arroyo Terrace of the Lodge at Torrey Pines on the 10th.

The Best Coffee Shops in Carmel Valley and Del Mar San Diego

I love coffee. There’s nothing like a cup to start your day, or a cup in the afternoon for a quick pick-me-up. And in San Diego, more and more great coffee shops have been opening! Here’s a list of some of the best places to grab a cup of joe in Carmel Valley and Del Mar.

Philz Coffee in Carmel Valley

Philz Coffee is located in the Del Mar Highlands Town Center, between the Tilly’s and Mendocino Farms. When you go in, you’re greeted with a counter of baristas, each making custom order pour-over coffees. Just line up at the bar and place your order, before heading to the cash register to pay. Try their Tesora, a medium roast, if you’re looking for something hot. Or, their mint mojito will turn anybody into an iced coffee fan.

Joe & the Juice in Carmel Valley

Located at the One Paseo shopping center right off the 5, Joe & The Juice is a juice bar and coffee shop! With large tables both inside and outside, it’s a great place to grab a drink and relax while enjoying the San Diego weather. They also have some great sandwiches, making this place is a go-to for brunch.

Blue Bottle Coffee in Carmel Valley

Blue Bottle Coffee sells some of the freshest coffee. Also located at One Paseo, Blue Bottle Coffee is a bright and airy store perfect for getting coffee to go or sitting down and getting some work done. At Blue Bottle, less is more. Try their cold brew, or for something hot, their espresso made with Hayes Valley beans is one of the smoothest I’ve ever had.

Birdrock Coffee in Del Mar

Is there anything more quintessential San Diego than sunny weather and an ocean view? Birdrock Coffee by the Torrey Pines Beach lets you enjoy some fresh coffee with an ocean breeze from its prime location. Named one of the Best Coffee Roasters in America by Forbes in 2018, Birdrock always offers a high-quality cup. I recommend their lattes; the macadamia nut latte is a favorite! Swell Coffee in Del Mar

The ambiance at Swell can’t be beat, and since they roast their own coffee, neither can the coffee. Swell is a great place to sit down, order a drink “for here,” and just relax. For something different, try their matcha lattes. Their cold brews are also a great way to beat the sunny heat. Click here to get directions. Swell Coffee is also located next to my favorite yoga studio, CorePower Yoga.

New FHA Guidelines Introduced for Condominium Mortgages

Summer might traditionally be the time to buy, but if you missed out this summer, don’t worry! The Federal Housing Administration (FHA) just released new guidelines to promote homeownership, especially among first-time buyers. These changes will be in effect later this fall which means that the best time to start looking for your new home is right now!

What Changed?

The FHA released new guidelines on August 15, 2019 on how FHA mortgage insurance impact condominium units and projects. Here are some of the changes:

  • Individual condo units are eligible for FHA mortgage insurance even if the condo project itself is not FHA approved.
  • FHA approvals for condominium projects have also been extended from two years to three years.
  • Condominium projects no longer have to submit all project information to be recertified, just update new information.
  • Commercial space restrictions are eased to allow more mixed-use projects.
  • Condominium projects owner occupancy rates are lowered from 50% to 35%.
  • The FHA will insure up to 75% of condominium unit mortgages within a project.

These changes go into effect on October 15.

Why It’s Good News

The changes make it easier for condos to get approved for FHA mortgage insurance, especially individual units! This means that you can be approved for an FHA loan even if the condominium project itself is not FHA approved.

With more units qualifying, this means more options for first-time homebuyers who want to buy with an FHA loan. According to the LA Times, “just 6.5% of the 150,000 condominium developments in the United States were previously eligible for FHA-backed mortgages.” FHA loans allow down payments of as little as 3.5% for borrowers with a credit score of 580 or higher. You can see how these changes will add many homes into the housing market – so you can find a home at an affordable price!

How Can It Help Me?

Here in San Diego, home prices have been on the rise. But condos remain an affordable choice for first-time home buyers! The median price for a condo in San Diego County is only $425,000. With an FHA loan limit of $690,000 in San Diego County, more FHA-approved condos means more options for first-time home buyers. Interested in looking at condos in San Diego County? All About Kaaboo Del Mar Music Festival 2019

The end of summer doesn’t mean less to do. The kids going back to school means more time for adult fun! San Diego’s fantastic weather means there are outdoor activities year-round. One of my favorite fall events is the KAABOO Del Mar Music festival, and today I’m going to give you the inside scoop.

What is KAABOO?

KAABOO is a music and art festival for adults held at the Del Mar Racetrack in mid-September from Friday, September 13 to Sunday, September 15. An all-around artistic experience, not only does it have an amazing music line-up, it also features galleries of art and great food.

Who’s Playing?

KAABOO has an amazing music lineup with artists featuring a wide range of music! From rock bands like Kings of Leon, Dave Matthews Band, Mumford & Sons, and OneRepublic, to hip-hop artists such as Snoop Dogg and Wu-Tang Clan, to even new-wave bands like Duran Duran and pop artists like Colbie Caillat, KAABOO has music for every music lover.

There’s also a comedy club featuring nationally renowned comedians such as Pete Holmes (from TV show Crashing) and Jimmy O. Yang (Silicon Valley, Crazy Rich Asians).

What is There To Do?

With a full lineup, there’s plenty of music to listen to. But if music isn’t your jam, then there’s also a comedy club for some laughs. They also have a lineup of mural and installation artists, as well as galleries full of exhibiting artists. It’s really an all-around artistic experience.

Part of the fun of festivals is eating and drinking, and KAABOO doesn’t disappoint with PALATE, dedicated to chefs making gourmet delicacies paired with great drink. And, since this is a place for adults to escape the grind of everyday life, there’s also a spa! It’s great to get to relax with a massage or try out new treatments like IV nutrient therapy. And, it wouldn’t be a San Diego getaway if you didn’t have a chance to enjoy a pool. KAABOO also has a Vegas-style pool club in partnership with MGM Resorts called BASK, where you can party in the ever-sunny San Diego weather.

Getting There and Parking

Located at the Del Mar Racetrack and Fairgrounds, KAABOO is easy to get to from all around San Diego county. There are lots of ways to get to KAABOO using public transportation, their shuttle service, or driving.

If you’re coming from further away, the Amtrak Pacific Surfliner stops at the Solana Beach station and a shuttle bus will take you straight to the main gates. If you’re already in the area, the NCTD or the MTS bus are running on their regular schedule as well.

Otherwise KAABOO has a shuttle service running from Oceanside, San Diego, and San Marcos that’ll get you right by the main entrance. It’s a great way to get to the festival without having to worry about the stress of parking.

Finally, there’s on-site parking available during the day at the racetrack and fairgrounds. Since you can purchase the parking in advance, it’s a way to guarantee yourself a parking spot so you’ll have your car near you all day.

Staying Nearby

One of the fun parts of going to a festival is getting to take a mini-vacation and not have to worry about the house. KAABOO has several hotel options that offer discount rates, such as the Fairmont Grand Del Mar. Check out all of their hotel options on their site here.

End of Summer San Diego Concerts 2019

Next week I’m sending my youngest son off to college and it’s a reminder that summer is drawing to a close. But as San Diego locals know, even though the tourists will be heading home soon we still have a few more months of great, warm weather to enjoy. The Best Day Trips from San Diego

Summer in San Diego always seems to go way too fast. In just a month’s time, the kids will be starting back to school and life will return to a more regular schedule. But before summer’s end, there’s still time to take a quick trip with the family! Just plan a visit to one of these great spots located within easy driving distance of San Diego. 

San Clemente

Spend a day enjoying the classic California beach town of San Clemente! Walk, jog, or cycle your way along the San Clemente Trail. Explore the charming downtown area, the pier, or relax on the beach. And no trip to San Clemente would be complete without a stop at Casa Romantica. This award-winning local landmark features a cultural center, botanic gardens, breath-taking views of the ocean, special exhibits, and more.

San Juan Capistrano

Plan a visit to beautiful San Juan Capistrano, one of the oldest towns in California. If you like history, make sure to visit the Los Rios Historic District, the O’Neill Museum, or the famous Mission San Juan Capistrano. Have small children? Plan a visit to the Zoomars Petting Zoo, where kids will have the chance to meet the animals, go for a pony ride, get lost in a maze of hay, and more.

Laguna Beach

Located just over an hour away from San Diego, Laguna Beach boasts some of the best beaches (and waves!) in Southern California. With seven miles of soft sand, if you haven’t made your way to Laguna Beach yet the summer, start making your plans! Laguna offers some of the best seaside dining, art galleries, and local boutiques in Southern California. Temecula

Visit Southern California’s wine country by taking a drive to Temecula! Although Temecula is known for their beautiful wine valley, there is much more to do and see. Temecula’s Old Town dates back to 1892 and is full of historical buildings, antique shops, art galleries, restaurants, and more. During the summer Od Town Temecula hosts live music concerts on the weekends, as well as a Sunset Concert Series at the Temecula Amphitheater.

Borrego Springs

Escape the city with a trip to the desert! Borrego Springs is located about seventy-five minutes from San Diego County and sits in the heart of the Anza-Borrego Desert State Park. If you like to hike or bike, there are tons of great desert trails to explore! Other activities available include bird watching, wine tasting, golfing, and stargazing. Julian

Take a step back in time and visit the gold rush town of Julian. While still in San Diego County, Julian feels a world away with historic buildings that date back to the 1870s! Come for the day and sample Julian’s famous apple pie, go hiking, and even take a horse-drawn carriage ride through the country. If you’re looking to make it a weekend trip, book a stay in town at a historic hotel or romantic bed and breakfasts to choose.

Tijuana

If you’ve got your passport in order, venture south of the border to Mexico for the day! Outside of the authentic tacos and churros, Tijuana is packed with history. Visit Plaza Santa Cecilia, the Bullring, or a traditional Mexican market to get a taste for the unique cultural history of this part of Mexico. Tijuana is also filled with trendy coffee shops, breweries, and great local restaurants. If you don’t want to drive across the border, there are plenty of guided group excursions from San Diego available.

Ensenada

Further down the coast of Mexico lies the port city of Ensenada. About 100 miles from San Diego, it’s the perfect place for a day or weekend trip! Ensenada’s main attraction is its sheltered harbor filled with boats that you can tour and even rent for the day. In fact, this is the only commercial harbor in Baja California. Dog-Friendly San Diego: Best Spots in North County San Diego

It’s no secret that people in San Diego love their dogs! My family has owned several dogs throughout the years and we’ve enjoyed how dog friendly the county has become with more and more places welcoming dogs. From reserved dog beaches to pet-friendly restaurants and breweries with patios, there’s always somewhere new to experience with your pup. Here are some of my favorites in North County San Diego:

My dog, Leo

One Paseo

3725 Paseo Place, San Diego, CA 92130

Newly opened in Carmel Valley, the One Paseo shopping center is dog-friendly with its park-like atmosphere. Hang out with friends and your pup at one of the outdoor tables in the center of the complex or walk and window shop with an ice cream cone from Salt & Straw. More shops and restaurants will be opening later this year including URBN pizza and Highland Brewery.

Del Mar Dog Beach

2940 Sandy Ln, Del Mar, CA 92104

Del Mar is the only community in North County that has its very own off-leash dog beach. Also known as North Beach, this beach is dedicated to the dogs! Del Mar dog beach is a great place to let your dog burn off some energy running in the sand and swimming in the ocean. You’re sure to come home with one sandy (and tired) pup!

Board & Brew

1212 Camino Del Mar, Del Mar, CA 92104

If you’ve lived in San Diego for any length of time at all, you’ve probably been to local favorite, Board & Brew. Not only do they have great sandwiches and craft beer, but you can bring your dog to their many locations across San Diego County. The original shop is in the Village of Del Mar and is the perfect place to grab something to eat before hitting Del Mar dog beach.

Viewpoint Brewing

2201 San Dieguito Dr, Del Mar, CA 92014

Viewpoint Brewing opened a few years ago in Del Mar and continues to be the go-to spot for locals and out-of-towners alike! Situated on the lagoon across from the Del Mar Fairgrounds, the casual indoor/outdoor atmosphere makes Del Mar’s first brewery the perfect place to relax with your dog. Plus the food and beer are fantastic! If you live close by, consider walking to Viewpoint as parking can be challenging.

Los Penasquitos Canyon Preserve

12020 Black Mountain Rd, San Diego, CA 92129

This beautiful park encompasses 4,000 acres of the Penasquitos and Lopez Canyons and stretches seven miles from end to end. Leashes are required, but you can enjoy the views and a beautiful walk (or run) through the twelve miles of trails with your dog. Many different kinds of animals, birds, and reptiles make their home amongst the canyon’s varied plants, bushes, and trees. Points of interest include the waterfall at the west end of the preserve, the historic Santa Maria de los Penasquitos Adobe (not dog-friendly), and the streamside forest along the canyon floor.

Claire’s on Cedros

246 N Cedros Ave, Solana Beach, CA 92075

Claire’s on Cedros is located near Solana Beach’s Design District. A local hidden gem, Claire’s is a great place to enjoy breakfast or brunch with friends or family – including the four-legged family members. Their patio is dog-friendly and shaded, meaning your dog can comfortably join you at Claire’s all summer long. 

The Bier Garden of Encinitas

641 S Coast Hwy, Encinitas, CA 92024

A local Encinitas favorite, The Bier Garden occupies the building that was formally Tyler’s Steak House. The new owners wanted to create a place where people (and their dogs) could come to eat, drink, and relax. Open for lunch, dinner, and brunch on the weekends, they serve a local and coastal inspired menu. Dogs are welcome on the patio!

Maggie Houlihan Memorial Dog Park

425 Santa Fe Dr, Encinitas, CA 92024

After lunch or brunch at The Bier Garden of Encinitas, take your pooch to play at the Maggie Houlihan Memorial Dog Park. They have separate areas for small and big dogs, so if you have a small dog that’s intimidated by larger animals, this is the perfect dog park for them! There is a lot of grass for dogs to play on and space for your pet to run and get their energy out. This park isn’t as shaded as others, so make sure to bring your sunscreen.

San Elijo Lagoon Trail

3200-3298 Manchester Ave, Encinitas, CA 92024

Explore the seven miles of trails at the beautiful San Elijo Lagoon between Solana Beach and Cardiff-By-The-Sea with your pet! The trails wind along the lagoon and offer you beautiful views of the coastal habitat everywhere you look. Many fish, animals, and birds make their home here so even if you’ve been to the lagoon before, you’re sure to experience something new each time you go with your pet. Just be sure to keep your dog leashed at all times!

Fourth of July in San Diego 2019

On July 4th, we’ll celebrate the 243rdbirthday of the United States of America. And in San Diego County, we certainly have no shortage of celebrations to attend! From neighborhood block parties to parades to spectacular nighttime fireworks displays, it can be hard to know which events are worth your time and which ones you should skip. As a long-time resident of North County San Diego, my family and I have attended quite a few of San Diego’s annual events over the years. So I’ve put together this list of some of the best San Diego 4thof July events to attend with your family! 

San Diego Big Bay Boom!

Enjoy the largest fireworks show in San Diego County! Fireworks will be discharged simultaneously around the Bay off of Shelter Island, Harbor Island, Embarcadero North, Seaport Village, Embarcadero South, and the Coronado Ferry Landing. This spectacular show will not disappoint! You can view the show from all over Central San Diego County- including around Mission Bay, Pacific Beach, Downtown San Diego, Coronado Island, and so much more! Make sure you arrive early to find parking and secure your spot. 

Fireworks Over La Jolla Cove

For more than twenty-five years, people have flocked to the coastline around La Jolla to enjoy the annual 4thof July fireworks show over the cove. The half-hour show begins promptly at 9pm. Parking in La Jolla is always difficult so allow plenty of time to find parking and get a spot. The best spots for viewing the fireworks are Ellen Browning Scripps Park, Coast Walk, and La Jolla Shores beach.

Fourth of July Sunset BBQ & Fireworks

Spend your holiday with a sunset BBQ at the Fairmont Grand Del Mar! The celebration is accompanied by live music from The John Stanley Band and a grand fireworks show on the lush Aria Lawns at the Fairmont Grand Del Mar. This is a ticketed event so be sure to get your tickets in advance! Click here for more information.

San Diego County Fair 4th of July Celebration

Are fireworks your favorite part of the Fourth of July? Then head to the San Diego County Fair for a day full of fun topped off by an evening of fireworks! The nighttime show includes 3,600 aerial display counts, with 500 shells in the Grand Finale alone! This spectacular show starts at 9 pm – don’t miss out! Rancho Santa Fe Annual 4th of July Parade & Picnic

Pack a few blankets and chairs for Rancho Santa Fe’s Annual 4th of July Parade and Picnic! The celebration will host live music, food, fun, and more! For more information about the event, click here.

Red, White and BOOM

Legoland California kicks off the summer with a Fourth of July celebration for the whole family! During the day enjoy picnic games, live performances, and opportunities for kids to meet their favorite Legoland friends and characters! The celebration lasts from 1- 9 pm, with fireworks beginning at 8:30 pm. Be sure to get your tickets in advance! Click here to buy.

Oceanside Independence Day Parade

Head to Oceanside on June 29th for the 25th Annual Oceanside Independence Parade! The Parade is made possible by the assistance of over 100 volunteers in the Oceanside community. The Parade marches up the Coast Highway from Wisconsin Street to the Civic Center with viewing available from the sidewalks. The parade begins at 10am.
