San Diego Real Estate Market Report: Winter 2018

February 8, 2019 by Danielle Negroni Leave a Comment

The last quarter of 2018 brought changes to the San Diego County housing market – and hinted at more to come for 2019. While San Diego county overall continued to post year over year price gains, some areas actually saw prices decrease at the month-to-month level. CoreLogicalso reported that home sales were down more than 22% in December. They reported only 2,642 homes sold in December of 2018, compared to the 3,395 homes sold in December of 2017. This represented the largest decline for any month in eight years.

But there’s no need to panic. Since August, many experts have asserted that we are in the midst of a market correction, and that after years of a seller’s market, we’re just beginning to see buyers regain bargaining power.

San Diego County

In San Diego County, the median price for a detached single family home was up 5.7% from December 2017. This makes the median home price $645,000. The median price for townhomes and condos also increased 5% to $420,000.

Carmel Valley

In Carmel Valley, the median price for a detached home is now $1,329,000, up 6.3% since January 2018. The median price for townhomes and condos in Carmel Valley has also increased 4.2%, making the median price $625,000.

Del Mar

Del Mar has seen a significant increase in home prices year over year. The median price for a detached single family home has increased 11.4% since last year to $2,045,000. Condos and townhomes in Del Mar have also risen 9.5%, making the median sales price $1,127,500.

La Jolla

In La Jolla, sales prices for detached homes have decreased 7.6% to $2,034,650. Townhomes and condos, however have increased by 8.7% to $718,000.

Solana Beach

The median price for a detached single family home in Solana Beach has increased 6.7% in the last 12 months. This increase makes the median price $1,600,000. Townhomes and condos have increased 14.5%, making the median price for a townhome or condo just under a million, at $967,5000.

Wondering about home prices in your city or neighborhood? Want to know what your own home may currently be worth? Contact me to receive your free San Diego area market report! And if you’ve had thoughts of selling, I’d love the opportunity to share the value I can bring to your home sale.

Should You Buy a House in 2019?

February 3, 2019 by Danielle Negroni Leave a Comment

If there is one thing that is certain about real estate, it is that it is ever-changing.  With the New Year, we are already seeing some shifts in the housing market. If you’ve been thinking of buying a home in San Diego, 2019 is the year to take the next step – it’s definitely a great time to buy! Here’s why:

We’re Heading Towards a Buyer’s Market

Since August, experts have predicted that after years of a seller’s market, we are beginning to shift in favor of prospective homebuyers. Many areas around the country have merely hit a tipping point where buyers are either unable to or unwilling to pay the prices sellers are asking. Which has resulted in homes staying on the market longer and some sellers slashing their asking price to get their property into escrow. Though home prices in San Diego County are still up 6.2% from last year, home price growth is predicted to slow over the next year as buyers gain more bargaining power.

There’s More Available Inventory

After years of low inventory conditions, buyers are starting to get some relief finally. Homes are spending more time on the market (the average for San Diego County is 34 days) and many sellers, perhaps sensing the change in the market, are in a hurry to put their home up for sale. Both these things work to your advantage as a home buyer. While inventory hasn’t yet increased dramatically, in the months to come buyers should have a bit more to choose from across all price points including at the low end. With home prices higher than they have been in recent years, many prospective investors are looking outside San Diego to make their purchases – which is good news if you’re a first-time homebuyer.

Interest Rates Are Still Low

Despite planned rate hikes by the Federal Reserve this year, interest rates are still comparatively low. You can check out today’s rate on Bankrate.com here, but as of writing, the average interest rate for a 30-year fixed loan was only 4.5%. With more planned rate hikes on the way, these low-interest rates won’t last forever.  As interest rates rise, they affect how much home you can afford. For more on how interest rates change affordability, click here. In a market like San Diego’s, buyers need all the help they can get!

San Diego County Has Higher Loan Limits for 2019

If you’re planning to take out a mortgage to buy a home, you should know that FHA and conforming loan limits have been raised for San Diego County in 2019. The new loan limit for 2019 is $690,000 for a single-family home, townhome, or condo. Again, this is excellent news for homebuyers as it raises the upper limit for a “standard” loan. If you need to take out a loan for more than $690,000, you would be looking at what’s called a jumbo loan which will have its own qualifications as these loans are viewed as a bit riskier for the bank. By raising the FHA and conforming loan limits, more buyers will be able to buy without having to also qualify for a jumbo loan.

If you have any questions about buying a home or selling your current one, please don’t hesitate to call! This is the year to buy the San Diego home of your dreams!

Interior Design Trends 2019

January 19, 2019 by Danielle Negroni Leave a Comment

Home design is constantly evolving and a new year always brings new trends. Sites like Houzz and Realtor.com have published their own lengthy trend reports for the year ahead, but I’ve distilled those down to this short list of some of my favorite interior design trends for 2019!

Quartz Countertops

Quartz was a popular countertop choice in 2018! So much so that prices have risen over the last year. If you really love the look of quartz countertops and plan to install them in 2019, make sure you budget accordingly for the expense!

Statement Tile Backsplashes

Tile backsplashes for the kitchen and bath are nothing new, but this year, the backsplash is getting an upgrade. In 2019, expect to see lots of full-wall tile backsplashes in the kitchen and bathrooms. Want to try this at home? Create a feature wall using geometric patterned tiles to give your kitchen a fresh and on-trend look.

Mixing Fabrics

Mixing fabrics, patterns, and textures makes a room look cozy, lived-in, and even a bit eclectic. Not sure about this trend? Try adding pillows with different patterns and fabrics. If you end up not liking the look, you can easily change out the pillows. And if you do love the mixed fabric look, purchase a small love seat or armchair in a fun print. The key to making this trend work is to use a similar color palette throughout the space to keep everything cohesive.

Colored Shiplap

Shiplap has been popular in recent years thanks to Joanna Gaines, and it isn’t going anywhere in 2019. Though it is getting a fresh, colorful update – white shiplap is being edged out by other color options like navy blue, sage green, and even grey. Fortunately, if you’ve got shiplap in your home, all you need to update it is a can of paint!

Updated Subway Tile

Subway tile continues to remain a popular trend for homes, but as with most trends, designers find new ways to update and improve it as time goes on. Designers are now gravitating to large-format subway tiles arrange in unique patterns. Think herringbone, chevron, and basket weave patterns.

Natural Wood

After years of white kitchens and painted wood furniture, people are increasingly choosing wood in natural stains to create a warmer, more welcoming space. This trend is easiest to incorporate in the form of furniture, but if you’re going to be installing new floors in your home, consider a lighter, more natural shade of wood rather than one that has been heavily stained.

Wallpaper

While this isn’t the wallpaper of decades past, use a fun print in the bathroom or laundry room to bring a little color into your space. There are hundreds of designs on the market so you’re sure to find the perfect pattern for your home. You can also use wallpaper to fake the look of wood or brick, which can add major style points to your home for a fraction of the cost.

If you’re planning on doing any home remodeling projects this year, I highly recommend you spend some time checking out the model homes in your area – this is the best way to see how the latest trends are being implemented. And if you’d like any design advice, give me a call – I’m happy to offer suggestions and refer you to local contractors to get the work done!

San Diego Health and Fitness Guide 2019

December 28, 2018 by Danielle Negroni Leave a Comment

Do your New Year’s resolutions include losing weight, getting fit, or simply spending more time outside? Luckily, San Diego offers tons of outdoor activities that will get you off the couch and help you work up a sweat. To inspire you, I’ve put together a list of some of my favorite ways to stay active in North County San Diego!

Kayak or Snorkel in La Jolla

Kayaking is a great way to get outside and enjoy San Diego! There are seven caves you can kayak through in La Jolla. And if you’d rather get in the water, La Jolla Underwater Park is a great place to go snorkeling. There are lots of fish, leopard sharks, and other sea creatures living in and around the cove.

Hike Torrey Pines

Torrey Pines offers two different hikes that both offer stunning views of the Pacific Ocean. You can choose to hike The Razor Point trail (1.3 miles) or the Guy Fleming Trail (0.7). You can also just choose to walk the length of the beach if you’re in the mood for a beach stroll. This is a great hike to do with your out-of-town visitors because of the stunning ocean views!

Surf Encinitas

Are you into surfing? Some of the best surfing in San Diego can be found in Encinitas at Swami’s, Moonlight, Beacons, or Grandview breaks. Enjoy the waves and then make your way into the heart of Encinitas for a tasty, healthy treat at Swami’s or Lotus Café.

Bike the Carlsbad Coastal Rail Trail

Part of a plan to connect 44 miles of trail along the coast from Oceanside to downtown San Diego, the 0.7 mile coastal rail trail segment in Carlsbad is a great option for walking or biking with your family. The wide, flat path runs parallel to the train tracks, but is fully fenced which makes it the ideal place for young children to learn to bike. Leashed dogs are also allowed on this trail.

Explore the San Elijo Lagoon Ecological Reserve

The San Elijo Lagoon Ecological Reserve is a 979-acre reserve that offers visitors seven miles of hiking trails to explore. Most of the trails are moderately strenuous except for Annie’s Canyon Trail, which is more difficult than the other trails in the reserve. As you exercise, you’ll enjoy views of the lagoon, marsh, and ocean.

Stand Up Paddle Board in Oceanside Harbor

If you’re been wanting to give up Stand Up Paddle Boarding a try, Oceanside Harbor is the perfect spot for beginners. The water is normally calm and if you start early enough, you might not encounter many boats entering or leaving the harbor. SUP is a great workout and you can’t beat the views of the ocean, pier, and local wildlife!

Adventure at Lake Hodges

While most people know that you can boat and fish on Lake Hodges, you can also hike, bike, or horseback ride along the 65 miles of dirt trails! The North Shore and the Del Dios Gorge paths are part of the longer Coast to Crest trail which will encompass 70 miles from Del Mar to Volcan Mountain in Julian when complete.

Visit Blue Sky Ecological Reserve

Blue Sky is another fantastic ecological reserve in North County San Diego. Encompassing 700 acres, there’s plenty to see and explore inside the reserve. I wrote about the hikes inside the reserve on my blog about great San Diego hikes, but this is a wonderful place to go hiking, biking, or walking with friends or family. If you want a really tough workout, you can take the turnoff from the Green Valley Truck Trail for Mt Woodson!

Hike Iron Mountain

Located just east of Poway, Iron Mountain is a challenging hike that rewards you with panoramic views over San Diego County from the top! About 6 miles round-trip, the hike is tough enough for athletes to work up a sweat, but not so difficult that casual hikers can’t enjoy it. Just make sure to bring enough water as this hike can get hot! On your way back, stop for a coffee at Poway’s hidden gem, King’s Craft Coffee.

Bonus:

Bike the Bayshore Bikeway in San Diego

Willing to travel south for something a little more challenging? The Bayshore Bikeway is a 24-mile trail that takes you from the Coronado Ferry Landing to Imperial Beach and back to Downtown San Diego. This path also offers beautiful views as you pass by Hotel Del Coronado, Silver Strand State Beach, and the San Diego Bay National Wildlife Refuge.

We truly live in one of the most beautiful cities in the country – it’s a shame not to take advantage of all San Diego has to offer! Yes, you can buy a gym membership to melt away the holiday pounds, but with so much to see and do, consider saving your money and opting outside!

6 Tips for Selling Your Home During the Holidays

December 17, 2018 by Danielle Negroni Leave a Comment

Putting your home on the market during the holidays may not be ideal. But that doesn’t mean that your home won’t sell quickly or for the best possible price! I recently helped my clients in Carmel Valley list their beautiful home and we were in escrow with multiple offers in less than two weeks! So it IS possible to successfully sell your home during the holidays. It just takes some thoughtful planning:

Tasteful Holiday Decor

I think most of us can agree that holiday décor is something special. But going overboard on the decorations can turn off a potential buyer. If you want to decorate for the holidays, keep the decorations minimal. Just a wreath on the front door, a simple menorah, or a tastefully decorated tree in the living room. You don’t want the decorations to feel too personal or too overwhelming– after all, you don’t want the buyer to feel like a guest in your home. You also don’t want your decorations to be so numerous that they completely cover parts of your home – buyers may wonder if you’re hiding something.

Professional Home Staging

Home staging helps sell a home at any time of the year, but it can be especially useful during the holidays. A professional home stager will help edit what you have or stage your space to appeal to potential buyers. If you want to decorate for the holidays, they can help give you advice on how you can add a little holiday cheer to your home without doing too much. For my sellers in Carmel Valley, home staging made all the difference.

Price to Sell

Even though December and January aren’t typically the most popular months to buy a home, there are still buyers looking. And the good news is, these buyers tend to be pretty serious! They’ve likely either been looking for a while or really need to find a home quickly. Don’t do yourself a disservice by pricing your home too high. It can be tempting to do so especially if there aren’t any other homes for sale in your neighborhood, but if you price your home right, you’re likely to quickly attract a serious (and qualified!) buyer.

‘Tis the Season

With the holidays on everyone’s mind, make sure your home feels warm and inviting. Turn the heat on low, make sure your fireplace is functioning, use cozy throws in your staging, and leave out some sweet holiday treats on the kitchen counter. If you’re not currently living in your home, talk to your agent about what they will do to keep your home from feeling too cold and cheerless when potential buyers come through.

Light Up Your Space

Shorter days and rainier weather can make any home feel dark and cold. Make sure to have your windows washed before listing to let in the maximum amount of natural light. Replace heavy drapes with sheer panels. Move or remove any pieces of furniture that block the light from getting into a room. And make sure your interior and exterior lights are in proper working order. Buyers may be viewing your home in the daylight or in the early evening when it’s already dark. Make sure your home feels warm and inviting no matter what time of day it is!

Don’t Skip the Professional Photos

The holidays are busy for everyone. Make sure to have professional photos, video, and/or a 3-D tour created of your home to share with potential buyers. Most people start their home search online and, especially during the holidays when time is limited, buyers may skip over your home and not even schedule a showing if the online listing doesn’t appeal to them.

If you decide to put your home on the market during the holidays, I hope you’ll keep these tips in mind. And remember, if you don’t get your home listed this month, January is a fantastic time to sell a home in San Diego! Give me a call at (858) 735-5767 to get started!

4 Reasons to Buy a Home During the Holidays

December 5, 2018 by Danielle Negroni Leave a Comment

Between holiday shopping, preparing your guests, and trying to juggle all the events you’ve been invited to, it’s natural to want to put buying a home on the back burner until January. But there are a few significant advantages to purchasing a home this time of year, and if you’re serious about buying a home in San Diego, it may be worth the time and energy to fit in a few showings and open houses! Read on for four reasons why you should consider buying a home during the holiday season:

1) Less Competition

November, December, and January are usually less competitive months for buyers. With fewer buyers looking, you are less likely to compete in a bidding war. During the holidays, the home buying experience tends to feel a little more relaxed and will give you needed time to make a decision.

2) Serious Sellers

If a seller has their home on the market during the holidays, they are usually very serious about selling. This could be because they’ve already purchased another home and need to sell ASAP, so they don’t have the financial burden of two mortgages. Other reasons may be a seller is facing a major life change like a job transfer, divorce, or new baby. Whatever the reason, sellers are often more willing to negotiate because fewer buyers are looking during the holidays. Even if the price tag is still high, some sellers may be willing to compromise on other aspects of the sale like repairs or closing costs.

3) 2019 is Around the Corner

With less than a month left in 2018, everyone involved in your home purchase will be looking to help you close before the end of the year. With fewer transactions on the table, it may actually be doable! This is where you’ll want to lean on your agent to help assemble a great team who is willing and able to work quickly to get you moved in as soon as possible. Many lenders can close a loan in 15 days so long as everyone else involved is willing to speed things along.

4) After Christmas Sales

This is more a perk than anything, but it’s still worth noting that many types of furniture, appliance, and home décor companies will have impressive sales after the holidays! Of course, you need to wait until AFTER you close escrow to make big purchases, so you don’t jeopardize your loan approval. But knowing you’ll be able to save money on all the things you need for your home is a great incentive to keep house hunting.

If you come across a home that meets your requirements and is within your budget, don’t let the holidays stop you from purchasing- especially when there is still such limited inventory in San Diego. Many homebuyers let a potential home go merely due to the time of year, but if you’re serious about buying, and it’s the right fit, you should make an offer.

No matter your timing, I am here to help! Contact me today if you’re looking to make a move in the coming months.
